Today’s post is a sampling of some of the questions I get from my subscribers about the How to Buy Probate Real Estate product.

Question: My first question is when you make on offer on a Probate Real Estate and it needs to be fixed up does the investor purchase the home up front or after i have fixed it up?

A. Nothing like a good strong answer like “It depends” is there?   If you do the rehab yourself, you will generally make more money. However, some folks, like me for instance, don’t do rehab and just flip the properties “as is” so that’s the other option you have so you can see there is no set answer. Another factor is what your investors want. Some want finished houses, others do rehab themselves so you can do it either way.

Q.What exactly should i asked the clerk in order to get this information on these probate homes?

A. Just tell the clerk you are researching Probate files and you would like to know their procedures for viewing. They can tell you how it works in your county.

Q. When i make an offer and the seller agrees how long do i have to pay the seller?

A. You will have to have your funds available at closing and the closing date is very flexible. The buyer and seller agree on a closing date and it is normally outlined in the Purchase agreement. It is generally a statement something like “Closing will occur within six weeks.”

Most of the time the seller wants a quick closing and the buyer wants a little more time.

If you the buyer have already built your “investor” list and you know who you are going to sell to, or “assign to” it greatly relieves the pressure on you. This topic also addressed in my Flippin’  book.

Q. When i purchase the home am i free of any tax liens or any other hidden costs besides repair?

A. Liens do not transfer with title. That means at closing all liens against the probate real estate must be satisfied (paid) by the seller.

Q. And also when you say your going to make an offer with cash does the investor know this and do they normally have that much cash to throw down?

A. Not quite sure about this question Kevin, but my investors do have all cash for any transaction I do.

That’s the beauty of building your buyers (investors) list ahead of time. You know they have the funds ahead of time.

The other advantage is that if you decide to assign the contract, you know they have the money to pay your assignment fee.

Also, if you begin to work with set of investors and consistently bring them good deals, they have no problem with your assignment fee. They expect you to make money, just like they do. Sometimes others who you have not dealt with before are not as understanding.

As I have said many, many times, getting the money for these Probate Real Estate deals is the easiest part of my strategy.

One last thing.

I’ve had some questions concerning how this current Real Estate market is effecting Probate investing.

More specifically, does the glut of foreclosures mean good Probate deals have gone away.

My answer is……

Not at all.

As a matter of fact, it absolutely helps.

With prices dropping, the estates inheriting the properties are becoming pre-conditioned.

Because of the lowering of prices, they know they are going to have to accept less so when you submit your offer they are much more likely to accept it.

So right now becomes an excellent time to be working fast and furious in Probate.

The sun is shining on Probate investors.

Let me tell you a story.

On Dec. 18th, 2007, The Darling Bride Sharon, received a call concerning an order that the caller wanted to place.

He did not want to do it over the phone but rather asked if he could mail us a check.

She said sure he could and gave him the proper address .

His check arrived on the 21st and his order was shipped out on the 22nd.

That’s almost exactly five months ago.

We never heard from our Texas friend again……

until last week, that is.

Last Tuesday, exactly one week ago today, I received an email from our ol’ buddy Tommie and he outlined what he had been doing in those five months.

My jaw dropped open.

I couldn’t believe what I was reading.

The boy is a house-a-fire!

He is rollin’.

I was so impressed with what he has accomplished in five months that I immediately called and asked him to see if he would give me permission to forward his email to all of you.

I wanted to use it exactly as he wrote it…not leaving out a thing.

The good and the bad…….

He said boy howdy, that was OK with him.

Why did I want to use it?

For inspiration for all of you who are still not started or who think now’s not the right time.

Anyway, here’s exactly what Tommie wrote to me:

Hello thought that I would let you know how I was doing so far with the probate book that I purchase from you. I have enjoyed reading the two books plus listening to the three CD that came with it. Well I have purchased five mobile homes at a very low price at $500.00 ea. Clean and repairing floors having, the wiring checked out. I have made $5000.00 each, not bad for six months worth of work. Also I have taken that money and purchased two probate homes at $5000.00 ea. And sold them for a grand total $80,000 together for the market area here is at a low. I have bought one and a half acres for $3,000 which the lady lives in NC and had it cleaned up, put a mobile home on it and other thing spent

about $8,000 sold that for $65,000. The way I found this was the title companies here in Marlin, Texas they where so nice in helping me getting this property. I enjoy reading your emails they help pass the time at work for as flipping home that maybe down the road but I am happy doing what I like now. My brother thought I was crazy that I started doing this type of work which I doing part time and on my days off. I work evenings from 3:30pm to midnight Saturday to Wednesday, off Thursday Friday I’m a ward clerk for the VA Hospital.

Well I got work here to do better go now, have fun please keep sending the emails.
